The population of Vasse keeps growing – it has increased by more than 120 new families between the 2016 and 2021 Census periods and the next census is likely to show similar.

The median rental return for Vasse was $700/week (source: reiwa.com to April 2024). This is higher than the median rental return of Busselton ($650/week). It’s also higher than the median rental return of Perth metro ($650/week), but with a lower cost to purchase your investment property.
Vacancy rates are low and have ranged from 0.2% in Nov 2023 to 0.7% in August 2023 (source: SQM). This means Vasse retains its friendly community feel within one of the fastest growing areas of the South West.
Vasse is a prosperous South West community with median household income is around on third higher higher than Busselton (source: ABS Census, 2021).
Strong traffic & strong brands
With the rapidly expanding Vasse Village, plus the Vasse Business Park, Vasse is an area of prime convenience. Major brands already here include Coles, McDonalds, Western Power, Cheeky Monkey Brewery, Cotton Rose and more. Vasse by Bunbury Farmers Market is also expected to open in late 2024.
There are over five hectares of retail, commercial and showroom real estate at Vasse. This includes 150 lots within the business park.
Over 8.2 million vehicles pass the Village Centre site each year, and 2.6 million cars drive through Vasse Village each year.

Enrolments at the Primary School are strong and there are now over 750 students.
Cape Naturaliste College completed a $32 million expansion in 2020, providing capacity for 1,200 students and adding state of the art Science, Design & Technology labs, as well as a stunning Performing Arts facility. Enrolment numbers have increased by over 25% in the last four years to reach over 1100 students.
